White Ant & Termite Damage Repairs · Adelaide

We repair the damage termites cause — structural timber, wall framing, roof beams, door frames. Work alongside licensed pest controllers across Adelaide.

Termite damage repairs across Adelaide.

White ants (subterranean termites) cause more damage to Australian homes than fires and floods combined. Adelaide has high termite activity, especially in older homes and properties with garden timber, mulched gardens, or older subfloor framing.

Royale Maintenance specialises in repairing termite damage after the pest controller has eliminated the infestation. We've worked on dozens of termite-damaged properties across Adelaide and know how to restore them properly — not just patch over the visible damage.

What we repair

  • Wall studs and frames — cut out damaged sections, replace with treated timber, restore wall structure
  • Floor joists and bearers — subfloor repair, support replacement, level restoration
  • Roof beams and rafters — load-bearing replacement, structural restoration
  • Door and window frames — full replacement where eaten through
  • Skirting boards, architraves, cornices — cosmetic timber replacement
  • Subfloor decking and stair stringers — full structural restoration
  • External weatherboards and bargeboards — common entry points, often heavily damaged

Our process

  1. Inspection. We assess the extent of damage with the pest controller's report in hand, and identify any further damage that may have been missed.
  2. Treatment confirmation. No repairs start until the licensed pest controller has confirmed the infestation is fully treated. Repairing into an active colony just gets the new timber eaten too.
  3. Strip-out. Damaged timber is cut out back to sound wood, often with significant safety margin. We don't just sand and paint over weak timber.
  4. Replacement with treated timber. All new structural timber is H2 or H3 treated to resist future termite attack. Joining specs match original structural intent.
  5. Restoration. Wall surfaces, paintwork, skirting boards — everything restored to match the surrounding finish.
  6. Sign-off. Final inspection with photos for your records (useful if you ever sell or claim).

Working with your pest controller

We don't compete with pest control — we work alongside them. If you've already engaged a licensed pest controller, we coordinate timing so treatment is complete before repairs start. If you're at the early stage and don't yet have one, we can recommend reputable Adelaide pest controllers we've worked with before.

FAQ

Termite damage repair questions.

Do you treat the termites themselves?
No — we're not a pest control company. We repair the damage termites have done. Termite treatment requires a licensed pest controller (we work alongside several reputable ones across Adelaide and can recommend, but the treatment itself is their work, not ours). The pest controller eliminates the infestation; we restore the property.
How do I know if I have white ant damage?
Common signs: timber that sounds hollow when tapped, paint or plaster bubbling for no obvious reason, sagging floors or doors that suddenly don't close right, mud tubes on external walls or in subfloor areas, frass (termite droppings looking like fine sawdust), or visible swarmers (winged termites) inside the house. If you see any of these, get a licensed pest inspector out fast — every week of delay means more damage.
Is termite damage covered by home insurance?
Almost never. Standard Australian home insurance policies explicitly exclude termite damage because it's classed as gradual damage rather than sudden. This is why prevention (annual inspections, treatment when needed) matters — once the damage is done, you're paying out of pocket. Some specialised termite insurance products exist but are uncommon.
What does termite repair involve?
Depends on what's been damaged. For minor damage (a single skirting board, one wall stud), repair is straightforward. For structural damage (multiple wall studs, roof beams, floor joists), the repair involves cutting out affected timber back to sound wood, replacing with treated timber, and rebuilding the wall/floor/ceiling around it. Major structural damage may require engineering input.
How urgent is this?
Very. Termites can destroy a load-bearing wall stud in months. Once damage affects structural members (wall framing, floor joists, roof beams), there's a real safety risk — collapsed ceilings, sagging floors, eventually building condemnation. Call 0460 953 673 the day you suspect damage; we'll coordinate inspection and repair quickly.
Can repairs be done without the resident moving out?
For most domestic termite repair, yes — work is localised to specific rooms and we work around the residents. For severe structural cases (multiple walls affected, ceiling cavities heavily damaged), we'll discuss whether temporary relocation makes sense for safety and convenience.
